Sehr geehrte Kunden,
mit Wirkung zum 01 Juni 2013 tritt in Spanien das Gesetzt zur Regulierung und Bewertung des Energieverbrauches von Immobilien, nach EU-Gesetz-Entwurf, rechtsverbindlich in Kraft. Dieses Gesetz betrifft alle Immobilien die in Spanien zum Verkauf angeboten werden, und auch alle Immobilien die zur Vermietung offeriert werden.
In dem Moment in dem eine Immobilie zum Verkauf oder zur Vermietung angeboten wird, muss nach europäischem Gesetz 2002/91/ec. Ein entsprechendes Energiezertifikat physisch vorhanden sein. Schon in dieser Angebotsphase muss das entsprechende Zertifikat vorliegen. Sowohl der Eigentümer als auch die mit dem Verkauf beauftragten Immobilienagenturen müssen das Zertifikat physisch in ihren Verkaufsunterlagen vorliegen haben. Auch kann kein Notar mehr eine Liegenschaft beurkunden ohne Vorlage des entsprechenden Zertifikates.
Fehlt dieses Zertifikat, werden Strafzahlungen fällig, welche mindestens 3.000.- € bis zu 600.000.- € pro Immobilie ausmachen.

desde el 1 de junio 2013, será obligatorio el certificado de eficiencia energética regulado por la directiva europea 2002/91/ec. dicho certificado será necesario para todas las propiedades que se vendan o alquilen en territorio español.
En el momento que anuncies tu Vivienda , se te requerirá que tengas el certificado . Las agencias inmobiliarias también necesitarán presentar el certificado en todas su publicidad.los notarios también exigirán el certificado a la hora de firmar escrituras.
la falta de cumplimiento de esta normativa pude resultar en sanciones que van desde los 3.000.- Euros hasta los 600.000.- Euros por propiedad.

The moment you advertise your house you will be required to provide the epc . Estate agents will be required to have the epc on their details. Failure to do so can result in a fine of between 3.000.- and 600.000.- Euros. In addition, notaries are also obliged to request the certificate when signing over a property.
